Flooding is one of the most common and widespread natural disasters, but flooding can also result from plumbing failures, frozen pipes, and damaged structures.

Flood damage can affect your business in a variety of ways and can range in size from being isolated to a single room to entire floors being submerged.

Knowing how to prepare and deal with potential flooding in advance can affect how much of your property can be restored and how much has to be replaced.

SERVPRO of Benton, Jasper, Newton & Southern Lake Counties has these mitigation and restoration tips:

Safety First

  • Make sure that all employees are safe - establish an evacuation plan in advance, identify areas outside the building as designated meeting places, and assign select individuals to keep a list of team members' names and contact numbers to account for their whereabouts
  • If water enters the building and evacuation becomes impossible, move to an upper floor and wait for rescuers
  • While evacuating, avoid attempting to drive through floods or rising water
  • Do not touch electrical equipment if you are wet or standing in water
  • Do not walk through moving water
  • Do not use open flames - there may be gas escaping from ruptured mains of which you are unaware
  • Avoid floodwaters - water may be contaminated or electrically charged
  • Stay out of any building if it is surrounded by floodwater
  • Listen for news reports to learn if the community's water supply is safe to drink
  • Return only when authorities indicate it is safe

Secure the Property

  • Contact local emergency officials
  • Secure main entrances to the building

Stabilize the Property

  • Shut off the source of water if possible or contact a qualified party to stop the water source
  • Open basement or low level windows to equalize water pressure on the building's foundation and walls
  • Being water damage mitigation steps only if emergency officials deem the structure safe to enter
  • Notify your insurance agent or Risk Management team to determine insurance policy guidelines and steps to take

What Should You Do?

  • Identify your risk

Take Action

Follow through with your plan and document your progress. Take note of what needs to be changed or updated.

SERVPRO of Benton, Jasper, Newton & Southern Lake Counties offers an Emergency Ready Plan to help you stay ahead of unexpected events by having a plan of action in place before you need it. We can help you minimize interruption and provide timely mitigation to get you back in business quickly. Business Interruption Insurance

3/19/2020 (Permalink)

sign, closed, business closed Business Interruption Insurance can be vital to your small business. Ask your insurance agent for more information.

Business Interruption Insurance can be vital to your business. Too many small business owners fail to think about how they would manage if a fire or other disaster damaged their business. Business Interruption Insurance can be added to a property insurance policy or included in a package.

Business Interruption Insurance - What Is It?

Business Interruption Insurance covers the loss of income that a business suffers after a disaster, be it due to a disaster-related closing of the facility or the rebuilding process after a disaster.

But I Already Have Property Insurance. . .

Property insurance policies only cover the physical damage to the business. A Business Interruption Insurance policy covers the profits that would have been earned. It is designed to put a business back into the same financial position it would have been had no loss occurred.

Typical Coverage (Check Your Policy)

  • Profits - that would have been earned (based on prior months' financial statements)
  • Fixed Costs - operating expenses and other costs incurred by owning property (based on historical data)
  • Temporary Location - some policies cover the extra expenses of moving to, and operating from, a temporary alternate location
  • Commission and Training Costs - businesses often much replace machinery/equipment and retrain personnel on how to use this new machinery
  • Civil Authority Ingress/Egress - business interruption may be the result of a government mandated closure of business premises that directly cause financial loss
  • Employee Wages - can help a business owner make payroll when they cannot operate to retain quality employees
  • Taxes - taxes are still required to be paid, even when disaster strikes
  • Loan Payments - help make loan payments even when not generating income

NOTE DURING THESE UNCERTAIN PANDEMIC TIMES: Business Interruption Insurance also applies if government actions cause operations to cease temporarily, if they result in a loss for the business (mandated non-essential store closings, dining room closures even though take out or delivery may still be available) - HOWEVER - policies may not have been written to cover communicable disease

** NOTE: Insurers are only obligated to pay if the insured actually sustains a loss as a result of interruption.

***** We here at SERVPRO of Benton, Jasper, Newton & Southern Lake Counties are professionals in mitigating your damages and restoring your property after a fire, water, storm, or other disaster. We work closely with your insurance company to provide the best and quickest possible outcome for you. HOWEVER, we are NOT insurance agents or adjusters -- we suggest you contact your insurance agent for more information on Business Interruption Insurance - if you have it, what it covers, is it enough, and if not, if you need it and should consider adding it to your policy.

The crew was dispatched to extract water, remove non-salvageable building materials and set drying equipment to stabilize the environment. This photo shows the church's fellowship hall after demolition and extraction were completed. The large silver machines are dehumidifiers that are being used to remove excess moisture from the air. The smaller green machines are air movers, that are being used to remove water from the salvageable building materials. The green hoses are being used to inject air under the stage, so that all affected areas are dried. Containment Allows Local Business to Stay Open During Water Mitigation

1/17/2019 (Permalink)

The containment on this commercial project allowed the business to stay open while reducing drying time.

Has your business been affected by water damage? Are you worried you will have to close down your operation for days or weeks at a time for repairs? At SERVPRO of Benton, Jasper, Newton & Southern Lake Counties we understand the importance of keeping your doors open. We are able to supply many solutions to help make it, "Like it never even happened." with as minimal interruption as possible.

One solution we can offer on some water damages is building containment to section off only the affected areas. This commercial property owner was happy she did not have to close down her school during the drying process. The containment prevented students from interacting with the drying equipment, reduced the noise of the drying equipment and sped up the drying process.

Ice Dam Causes Multiple Leaks on Flat Roof

1/11/2019 (Permalink)

Ice and snow built up on this building's roof, which caused water to leak into the finished part of the structure.

Winter is coming!

It is starting to get cold out there so don't forget to check and make sure your roof is kept clear of ice and snow. This commercial building owner called us after snow and ice built up and caused multiple leaks. Ice dams form when ice and snow melt, freeze, melt and freeze again. When the snow first falls, it tends to stay on top of the roof. However, when it melts and refreezes the ice can form under the roof and vapor barrier. This results in holes that leak water into the finished part of your building when it rains or snows again. Flat or low pitched roofs are particularly susceptible to ice dams, but under the right conditions they can happen anywhere.

If you suspect an ice dam is causing water to come into your home or business call us at 219-779-7577!

Commercial Mold Remediation in Lowell, Indiana

1/3/2019 (Permalink)

In this photo, you can see a portion of the subfloor after it has been steam cleaned before the mats are reset.

A local Lowell Indiana business contacted SERVPRO of Benton, Jasper, Newton and Southern Lake Counties after discovering mold growing under their rubber mat flooring. During the initial inspection our Project Manager determined that at some point the floor drains had backed up, probably during a heavy rainstorm. The drain backup went undetected, which resulted in microbial growth.

To remove the mold our technicians lifted and cleaned each of the mats, as well as the concrete subfloor. Most of the building had two layers of mats, but some areas had as many as four layers. The technicians marked where the mats originated from so that they could be put back into place after cleaning. In the photo you can see a section during remediation where some of the mats have been removed and the subfloor is being cleaned.

Water Damage in Crown Point

6/14/2018 (Permalink)

SERVPRO of Benton, Jasper, Newton and Southern Lake Counties is here to help! Recently, we were called to a business in Crown Point, IN for a water mitigation project. A frozen pipe had broken and water caused the ceiling and drywall to collapse.

Whether your business or your home has water damage, we always respond quickly. The longer your structure is wet, the more damage is done and the higher the cost is incurred. Excess moisture in your structure can cause building materials to weaken, warp, rot and decay. Elevated moisture levels help mold grow. The longer water sits, the more bacteria is present and the less we are able to save.

This Crown Point business immediately asked SERVPRO of Benton, Jasper, Newton and Southern Lake Counties for assistance.  We were able to control the damage and immediately begin water mitigation. They were able to continue working and were very happy with our services.

Extraction Teamwork After Commercial Water Damage

2/9/2018 (Permalink)

In this photo, you can see two of our technicians working into the late hours of the night to extract water faster so this hospital can resume normal

SERVPRO of Benton, Jasper, Newton and Southen Lake Counties called in all of our crews after receiving a call from a hospital in Crown Point, Indiana. Serval thousand square feet of standing water was in their urgent care facility and patient rooms. Our crews worked quickly overnight to remove as much water as possible to have the areas open for business less than 24 hours after the initial call. While our truck mount can handle most extraction jobs by itself, we broke out multiple extractors for this job. The technician on the right is using a weighted extractor which works best on short pile carpet. It is using her body weight to remove more water in a single pass. The technician on the left is using a wand to extract water. It works best for areas that are hard to reach, like closets and corners. It can also be used for hard surfaces. Other technicians (not photographed) are using submersible pumps and squeegees. You can trust that SERVPRO has the right tools to make it "Like it never even happened."

Patients had to be removed from the area until cleanup was completed after the sprinkler pipe burst.

Cold weather doesn't discriminate between residential and commercial buildings! When temperatures dropped below freezing early this year the sprinkler system at a hospital froze causing water damage throughout their urgent care facilities. Water flooded the waiting room, patient rooms, hallways and treatment rooms. Moisture Meters

6/20/2017 (Permalink)

This photo was taken while the crew performed their initial inspection at a commercial loss.

Just because something appears dry does not mean there is not mold producing moisture within the walls. Mold can grow can an incredible rate so making sure that moisture is removed properly is very important. If moisture is not controlled, a small water mitigation project could turn into a massive problem.

At SERVPRO of Benton, Jasper, Newton, and Southern Lake Counties, we use moisture meters to detect moisture to make sure everything is dried to preloss condition. The meters are very sensitive and are tuned to pick up any moisture within drywall, carpet, structural wood, and other porous objects. Technicians use this data to determine if the materials are affected. Based on the type of water, technicians are able to determine which building materials can be saved.

Commercial Carpet Cleaning

6/8/2017 (Permalink)

In the photo you can see the crews have set up corner protectors to make sure the hoses don't rub against the doorways.

Commercial carpet cleaning is typically a very involved process. Next step, the high capacity equipment is wheeled in while cleaning begins. These vast commercial spaces often require high capacity equipment to effectively clean the moisture out of the room.
